Turnkey solution Empyer Homes, together with their project management and construction partner Linford, work with the client to fulfil the core objective of delivering a successful project to agreed standards.

Our design and build philosophy offers a modern, efficient approach to building procurement, based on the provision of a single point of responsibility for every stage of the project – from initial concept to occupation of the premises. We are very experienced in working closely alongside building industry design and cost professionals to achieve the best possible results. Our design and build team aims to work with you to achieve finished buildings which are not only functional, but also very comfortable and satisfying to live in.

We employ proactive cost planning and cost management techniques to value engineer the project with the supply chain rather than using traditional estimating systems. This leads to better value for money and greater and earlier cost certainty.

Feasibility

The first stage of the project is a feasibility study, during which we carry out the following tasks;

  • Agree the overall brief
  • Consult with the local planners regarding suitability of development
  • Produce outline drawing proposals
  • Environmental assessments
  • Carry out ground investigation works or evaluate existing information
  • Carry out site dimensions and levels surveys
  • Produce a risk analysis with control strategy
  • Check capacity of service and drainage connections and probable costs
  • Preliminary discussions with regulators, warranty insurers and building control
  • Produce detailed cost plan to validate budgetary constraints
  • Produce preliminary specification
  • Produce project plan and programme

Planning

Following confirmation of budgets the next stage is the creation of detailed planning and cost control budgets. This would include the following:

  • Design development for detailed planning application
  • Detailed cost planning to agreed budgets
  • Continue consultations with representatives from planning, building control, fire authorities
  • Submit application for full planning permission
  • Project manage design meetings
  • Detailed risk analysis
  • Development of detailed specification
  • Confirmation of total project costs and guaranteed maximum price
  • Confirmation of programme
Detailed design

After planning consent the development commences. Project costs are controlled throughout, in line with the detailed cost plan and budget. This stage includes the following:

  • Final negotiations with planning authorities to optimise scheme
  • Production of detailed working drawings
  • Client design meetings
  • Pre contract enabling works such as demolitions
  • Confirmation of final specifications
  • Cost checking and value engineering
  • Incorporation of any changes to client requirements and validation
  • Agreement of final contract documentation
  • Building regulation and regulatory approvals
  • Preparation of production information
  • Client sign off approvals

Construction & commissioning

After the completion of the planning procedures we commence with construction works. Any outstanding design details are developed and approved. Regular site meetings are held with the client’s representatives to address any site logistics issues, report on progress and provide continuous review.

On completion of commissioning and certification of installations, operational manuals and as-built information are provided, as well as full training of the Housing Management team and first tenants in the operation of equipment.

After completion, a quality monitoring service contact is provided via our Quality Manager.
